Latitude 39 represents a generational project with the potential to establish a new level of design for downtown South Lake Tahoe for years to come.  A mid-rise, top-of-the-line condominium development, Latitude 39 is located at a gateway property leading into South Lake Tahoe, across the road from the new South Tahoe Events Center and adjacent to Edgewood Resort and the Hard Rock Casino.  The 8 story structure will include 2 levels of parking, an expansive amenity level with a restaurant, 4 stories of state-of-the-art residences, and a palatial rooftop deck with sweeping views of the lake and mountains.  Amenities are practically limitless, incorporating a modern indoor/outdoor gym, a large clubhouse with private owner rooms, golf simulators, a kids zone, board rooms, private bar, mountain outfitter, and more.  The rooftop will be one-of-a-kind in Lake Tahoe featuring multiple pools, spas, a swim in experience, sauna, private patios, and pickle ball courts to name only a few of the incredible offerings.

Recognizing its natural surroundings and potential as a precedent setting building, Latitude 39 seeks to take full advantage of current Green Building trends.  Materials inside and out will be sourced sustainably, and the building will be supplied by a number of complimentary green fuel sources including ground source heat pumps, fuel cells, on-site battery storage, and extensive solar power generation, culminating in efficient building systems utilizing radiant heat, living walls, wastewater reclamation, and heat recirculation.  The green message will be translated to the community at the prominent building corner with the use of natural landscaping and an art installation that expresses the green story.

The residences represent the height of luxury with spacious, oversized rooms and panoramic views of the mountains and Edgewood Resort with expansive patios bringing Tahoe into the home.  3 and 4 bedroom floor plans range from 2,800 to 3,100 square feet and incorporate the latest building technologies into opulent interior finishes.  The project is currently undergoing approvals.
